Tender to Operate “Brunswick St Social”

Linen Quarter BID is inviting applications from eligible companies to run “Brunswick St Social”, a new outdoor hospitality and social space, for up to 5 years.

The biggest investment is a new outdoor 43m x 9m hospitality space, which includes a 6.5m container cafe/bar; a decking with 112 covers for the cafe plus 70 public seats; an outdoor stage for entertainment; and two recreational games areas. The successful applicant will have access to a container café / bar and will fully manage an outdoor space with around 180 seated covers (of which 112 are exclusive to the operator), as well as games areas and stage.


We anticipate that Brunswick Street Social will help attract higher footfall into the Linen Quarter and will be of direct benefit for all our retail and hospitality members, as well as providing a new recreational attraction for our professional service and public sector members. In addition, LQ BID will directly support an animation programme at this location, with both the local recreational and tourist markets in mind.

This is an exciting opportunity, and we expect commercial interest to be strong. However, there are a number of specific terms and conditions that the operator will need to comply with, and the tender should be read carefully before an application is submitted.

Please note that applications will only be accepted from: 

  • Directors of levy paying organisations within the Linen Quarter BID boundary, or their appointed representatives.
  • Organisations who are fully up to date with their financial obligations to LQ BID, specifically payment of BID levies issued in 2018, 2019, and 2020.
  • Organisations who already run a hospitality venue in the Linen Quarter, including cafes, bars, restaurants, or hotels.

Over the next six months further regeneration projects will be taking place at Bruce St, Blackstaff Square, James St South, Bedford St, Ormeau Avenue, Linenhall St West, Linenhall St, Adelaide St. and Donegall Sq. South as part of a £500k revitalisation programme jointly funded by LQ BID, Dept for Communities, and Belfast City Council.
